Rancho Monte Alegre

Project Description

We developed civil engineering plans for Rancho Monte Alegre, a 3,000 acre exclusive large lot residential project in the Santa Monica Creek watershed above the City of Carpinteria. The project to date includes 2 miles of private roadway completed, under construction, or in design.

Much of the roadway is colored concrete or A.C. pavement with stone curbing and includes underground utilities, storm drainage facilities and a public water system being dedicated to the Carpinteria Valley Water District. With the present phase of construction, the improved road rises over 700 feet with views along Santa Monica Creek including a 110 foot bridge across the creek itself.

The project will encompass 24 residential parcels varying in size up to 160 acres created from the original 39 parcels in the ranch. Planning and mapping is performed by L&P Consultants and construction staking has been provided by Cardenas and Associates Surveying, Inc., both Santa Barbara firms.

Gill’s Onions Plant Expansion

Scope of Services

We provided civil engineering services, in conjunction with Hartigan Foley, the site Architect, for civil design and preparation of construction drawings and technical specifications for site grading, drainage, paving, public street and storm drainage improvements, and provided a hydrologic and hydraulic drainage report.

In addition, we also provided construction phase services including construction observation for this project. Since the area that was disturbed by construction was greater than one-acre, we prepared both a Storm Water Pollution Prevention Plan and N.O.I. required by the State Water Resources Control Board. Our in house Qualified SWPPP Developer (QSD) and Qualified SWPPP Practitioner (QSP) prepared all documentation and inspection for this project and successfully transitioned inspection services over to Gill’s Onions.

Presqu’ile Vineyard & Winery

Project Description

Flowers & Associates, Inc. worked with ARC Vineyards, LLC to develop 197 acres of existing vineyard and raw land into a working winery. This included the construction of a new winery and bottling plant building, hospitality building, administration building, barn and five farm employee housing units.

Scope of Services

In addition to providing grading, drainage, paving and site wall construction plans, F&A also designed the private water system, stormwater quality plans, and storage and disposal system for the site. Working together with the utility companies, architects and various other consultants and agencies, we provided a quality final product in working on all aspects of preliminary design, design development, plan preparation and construction phase services.

Bradbury Dam, Lake Cachuma

Project Description

The Bradbury Dam Radial Gates Maintenance and Modification including removal and replacement of existing coatings and gate extension construction was an 8-month $2.6 million project that was completed in June of 2004.

Scope of Services

DESIGN – Construction document assembly and gate extension design modification.

CONSTRUCTION – Construction contract administration, construction monitoring and review; coordination of materials testing and inspecting; monitoring of welding and monitoring and testing of coating application.

City of SB Sheffield Reservoir

Project Description

Castaic

Castaic Lake Water Agency

Project Description

The Project consisted of the Earl Schmidt Water Treatment Plant Intake Pump Station and the San Canyon Project Pump Station, Pipeline, and Reservoir.

Flowers & Associates provided construction monitoring, project coordination, and construction contract administration.
